We offer two levels of service:
Let Only Service
Inspection and assessment of the property, including free market valuation and property preparation advice.
Photos and video of property.
Advertising and marketing the property on all main websites for maximum exposure.
Thoroughly assess prospective tenants with reference and credit checks and provide landlord with a detailed report.
Preparation of all legal documents; Lease Agreements (Residential Tenancies Act 2004), RTB Registration, standing Orders & BER Certificates.
Collection of security deposit & first month's rent.
Transfer of Utilities
Hand over of keys and move tenants into property.
Instruct tenants on running of heating system and appliances in property.
Provide tenants with a 'welcome pack', highlighting rent payment details, utility account details and Landlord/maintenance contact details.
Supply a statement of account and invoices to landlord.
Arrange electronic transfer of security deposit and first month's rent less fees.
Lease renewal and rent review.
Ensure landlord is fully compliant with PSRA.
Fees: a percentage of the first years rental income plus Vat, based on rental income and lease term.

Full Management Service
All of the above in Let only service
Collection and transfer of rent to landlords account, less management fee deduction.
Key holding service
Tenant queries will be handled and resolved by Murphy Moore.
Repairs and maintenance arrangement.
Twice annual inspections.
End of Tenancy Inspection, transfer of utilities and deposit return advice.
You will receive quarterly statements of income and if requested a year-end statement of income for tax purposes.
Fees: A monthly percentage of the rent (in addition to letting fee) plus Vat.
