The following are items provided as part of the Basic Letting service:

Marketing

To promote your property we will included it in our company listing and information guide.

Details and photos of your property will be forwarded directly to Relocation Companies who source rental properties for their clients.

We will also advertise your property on www.murphymoore.ie , www.daft.ie and www.myhome.ie.

Where appropriate we can help the Landlord avail of advertising packages with Newspapers at an additional cost.

Tenant References

We will take up references from banks, employers and previous landlords where available. Potential tenants will be asked to provide suitable identification, i.e., passport, driver’s license, and PPS Number, which is required for the Residential Tenancy Board.

Lease Agreement

The lease agreement will be prepared in duplicate to be signed by the landlord and tenant. The appropriate stamp duty will be collected from the tenant and registered with Revenue Commissioners.

Finance

We will collect one month’s security deposit and one month’s rent in advance. Set up standing order for collection of rent on a monthly basis. Take appropriate action rent is not being paid on time. Letting Fee is deducted from the first month’s rent.

Property Inventory

We recommend that the landlord produce an inventory of the property contents, which is attached to the lease agreement.

Transfer of Utilities

We will take readings for the transfer of the gas and electricity accounts into the tenant’s name.

Renewal of Lease

We will contact landlord and tenant approximately one month prior to end of lease term. If both parties want to renew the lease we will advise on the rental, and draw up a new lease agreement. A rent review will be carried out at that stage. There is an additional charge for this service.

Residential Tenancies Board

We will arrange for the tenant to complete and sign the form for registration with the Residential Tenancies Board and forward to the landlord for completion.

All properties must be registered within one month of the commencement of the tenancy. A fee of €90.00 must be paid for each property upon registration and the responsibility for registration lies solely with the landlord.
